New Build countryside villas have become a very popular choice, 247 casas can now give our clients the opportunity to have a modern/rustic or Ibiza design villa built in areas of natural beauty, surrounded by vineyards and mountains in the provinces of Alicante and Murcia.

The typical build time is 10-12 months ( depending on licenses ) however we also have some " key ready " and part built options in the area of Abinilla, Murcia, the part built options will only take 3-4 months to complete and move in, the construction is completed you just have to choose the finishing touches, tiles. kitchen, bathrooms etc.

Plot and Build Options:




Please note that these villas are only a small selection of styles and sizes, if you prefer more traditional style this is also possible, these villas can be built on any suitable plots in Murcia or Alicante Province.

The prices are based on purchasing the plot for €30,000 ( 10,000m2 Alicante Province/5,000m2 Murcia Province ) we will have availability of plots for the builds for this price, however if you would like to choose another plot you can but if price of land is higher than €30,000 will be added on to the overall price...we have many plots to choose from.

The Process:

  • Meet Developer and look at different models of villa
  • View available plots
  • When found plot, decide on design of villa, sit with Developer/Architect to make changes to design and choose interior finishes.
  • Sign contract and pay Reservation fee ( €6,000 )
  • There will communication/photos through the build process
  • When completed ( 10-12 months ) sign Title Deed and move in.


The Developer will provide the following options (could be changed according to your needs)

  • Villa 2 bed 2 bath with 70 m2 build from 210.000€ +IVA ( 500m2 plot )* Pool not inc in price.
  • Villa 3 bed 2 bath with 130 m2 build from 280.000€ + IVA including pool
  • Villa 3 bed 3 bath with 150 m2 build from 290.000€ + IVA including pool
  • Villa 4 bed 3 bath with 170 m2 build from 410.000€ + IVA including pool
  • Villa 4 bed 3 bath with 200 m2 build from 490.000€ + IVA including pool
  • Villa 5 bed 3 bath with 220 m2 build from 540.000€ + IVA including pool
  • The IVA ( TAX ) IS 10%

The style will be modern houses, but you can introduce a traditional Mediterranean model or an Ibiza style model if required.
Developer can also offer a bespoke house to be studied depending on client wishes.


The Developer will provide a bank guarantee for all projects.

Quality specification:

The "Memoria de calidades" ( quality specifications ) will be provided for each model.

Payment terms: There will be a degree of flexibility in the stage payments.

  • 6.000€ reservation contract
  • 35% +IVA 10% on contract signature minus 6.000€ paid at reservation
  • 30% + IVA 10% on structure build/roof completed
  • 20% + IVA 10% on building closed (windows, inside and outside doors...)
  • 15% + IVA 10% remaining on completion of the notary title deed.
  • AJD stamp duty of 1.5% of purchase price on completion of the notary title deed

All payment will be made on presentation of the building phase certification

The Olive Country Villa Plot and Build

One other option we are offering our clients is the "Olive Country" these plot and build villas are all in the areas of Pinoso, Alicante and offer a slightly different option :


The Olive villas are available in the Pinoso and its beautiful countryside areas:


  • Meet with Developers rep in Pinoso at their office
  • Go through villa designs and models
  • Visit plots in the Pinoso area and show the Town
  • Choose plot
  • When found plot, decide on design of villa, sit with Architect to make any changes and choose internal finishes...tiles etc
  • Sign Sales Contract
  • There will be communication/Photos throughout the build process.
  • When completed ( 10-12 months ) sign Title deed and move in.


  • Projects and plans
  • Project Management via the Architect and Technical Inspector
  • Building plot allowance of €30,000
  • Water and electricity (if the plot is purchased via the builder)
  • Building permits/licence and building tax
  • 3,500sqm of fencing with a sliding gate and small wall
  • Pre-installation of air ducts for hot/cold air (exterior machines are extra)
  • Solar for hot water
  • Pre-build land geotechnical study
  • Septic tank (as per legislation)

Some of the extras available but not limited to are:

  • 8m x 4m pool with a 2m terrace: 14,000 euros
  • 10m x 5m pool with a 2m terrace: 19,000 euros
  • Barbecue area from 15m2
  • Garage from 25m2
  • Underfloor heating, air conditioning throughout the house, alarm systems

The build contract is very clear about what is and isn't included and there are set budgets for tiles, bathrooms, kitchen, fireplace, extra exterior terracing etc. Any extras agreed before the build would be added to the final price and the payment scheduled outlined. This is broken down into 6 payments. Payments 2-5 are paid once the architect has inspected the property and produced a build certificate.

  1. 10%+IVA - This is the only payment that is essentially upfront and is paid when the build contract is signed. It covers the project, build licence request and build licence tax.
  2. 20%+IVA - After the structure has been finished.
  3. 20%+IVA - When the roof and exterior walls are finished.
  4. 20%+IVA - Interior walls and 1st fix of electric and plumbing.
  5. 20%+IVA - when all tiling has been down and 50% of the pool.
  6. 10%+IVA - When the property has been finished and only when the client has inspected it and is happy and the architect has produced his final build certificate.
  7. IVA ( TAX ) is 10%

Any extras the client chooses throughout the build are paid separately. Changes can be made to the internal layout of any build, so long as it does not interfere with any pillars or undermine the structure.

The client purchases the land before the build, so they are financially protected throughout, as everything is in their name. However, the build contract does clearly state that the building company is responsible for all staff on site and the health and safety of the site.

Legal costs are separate. A client would pay the usual purchase tax, notary fees and land registry fees on the land purchase. The build is declared at the end, where they would pay notary and land registry fees again and a declaration tax. This is currently 1.5% for second homeowners or reduced to 0.1% if they declare it as their main home.
